Why it is important to use a Short Sale expert when doing a short sale

I have been doing short sales in Skagit County and the cities of Skagit County, Anacortes, Burlington, Bow/Edison, La Conner, Mount Vernon, Sedro Woolley, Concrete and the other areas in and around the Skagit Valley for about 4 years now. I fell into them by accident but have been educating myself both in the classroom as well in the trenches.

I have successfully done dozens of short sales. My closing ratio is much better now than it was when I first started and this can be attributed to numerous things but having dedicated negotiators is certainly an important factor.

Another thing that is very important is having a complete short sale packet for the lender(s).

Possibly the most important thing is "helping" the agent doing the BPO or the appraiser working for the lender(s). They are more and more frequently from out of the area and don't have a good grasp on the local market. They also need to be made aware of any and all repairs needed.

I have gotten the following designations that apply to short salees.

  • Certified Depressed Property Expert (CDPE)
  • Certified Short Sale Specialist (CSSS)
  • Certified Short Sale Negotiator (CSSN)
  • Short Sale and Foreclosure Resource (SFR)

Using a broker to fascilitate a short sale that has not had the proper training and experience is like using your family doctor to do open heart surgery.
